Roof repair cost in York, job by job

Most roof repairs in York are small jobs: a few slipped slates, a couple of broken pantiles or a section of ridge re-bedded comes to £150 to £350. A valley section or a run of flashing is £400 to £900. Here is the full price list, what moves it, and when a repair stops making sense.

01Roof repair cost by job type

Ask around for a roof repair cost in the UK and you will get averages that mix London labour rates with rural bungalows. They are not much use if you live in a York terrace with a pantile roof and no side access. The bands below are the ones we work to for roof repairs in York and the surrounding villages. They cover labour, materials, basic access and taking the waste away, and they are the same figures published on our service pages.

02Roof tile replacement cost: slipped, cracked and missing tiles

Replacing roof tiles is the most common job we do, and usually the cheapest. Slates slip when the nails holding them rust through, a problem called nail sickness that is common on older York slate roofs. Pantiles crack from frost, from someone walking on them, or from age. Concrete tiles tend to slip when the nibs or fixings fail. In most cases we take out the damaged pieces, fix in sound replacements and check the tiles around them while we are up there.

You will notice we do not quote a price per tile. That is deliberate. The tile itself costs very little; what you are paying for is getting up there safely, the time it takes to lift the surrounding courses without breaking more, and sourcing a match. A handful of slipped slates on a single-storey back extension and the same number on the front of a three-storey townhouse are very different jobs, even though the tile count is identical. Most land in the small repairs band of £150 to £350.

Matching is worth a word. Clay pantiles vary a lot in colour and profile, and a bright new tile in the middle of a weathered roof looks like a patch for years. Where we can, we use reclaimed tiles or slates to blend in, which matters even more on older streets where the look of the roof is part of the character of the house.

03Ridge re-bedding and repointing

The ridge tiles along the top of the roof sit on a bed of mortar. Over time that mortar cracks and washes out, and the ridge starts to rock, lets water in, or blows off in a gale. A ridge tile repair usually means lifting the loose tiles, clearing out the old mortar, and re-bedding them on fresh mortar. Repointing ridge tiles, where the bedding is sound but the joints between tiles have opened up, is a lighter version of the same job.

A section of ridge re-bedded sits in the small repairs band. A whole ridge, or a ridge tile replacement cost where tiles are broken and need matching, is priced at survey because the length, height and access change it so much. On some roofs we will suggest a dry ridge system instead of mortar, which is mechanically fixed and does not need repointing. We will tell you whether it is worth it on your roof or not.

04Lead flashing repair cost: flashing and valleys

Flashings seal the joints where the roof meets a wall, a chimney or another slope. When they fail, water tracks in at exactly the point you cannot see from the ground. A short repair to a lifted or split flashing is a small job. A run of flashing renewed along an abutment wall sits in the medium band of £400 to £900, and a straight code 4 lead flashing around a chimney stack is £350 to £500. More on how we do it is on our leadwork page.

Valleys, where two roof slopes meet, carry more water than any other part of the roof, so when they go the leak is usually obvious. A lead valley renewed costs £85 to £130 per linear metre, and a section of valley repair sits in the medium band. If the lead is sound but the mortar or tiles alongside it have failed, the fix can be much smaller.

While the scaffold is up for flashing, it is worth checking the top of the chimney too. Chimney flaunching, the mortar cap the pots sit in, is usually done alongside repointing, and our chimney repairs page covers both.

05What moves the price in York

The same repair can sit at the bottom or the top of its band. These are the things that do the moving:

FACTOR 01Scaffold on a terraceMany York terraces have no side access, so scaffold has to go up on the front pavement or come through the house to the back. That adds time and, sometimes, a scaffold licence from the council.
FACTOR 02Access over a conservatoryIf the damaged section sits above a conservatory or extension, we need to bridge or protect it before anyone works above. It is slower and needs more kit.
FACTOR 03Slate, pantile or concreteNatural slate takes the most care to lift and refix. Clay pantile is quicker but harder to match. Concrete tile is the most straightforward to source.
FACTOR 04Conservation-area materialsIn a conservation area, or on an older house where the look matters, a like-for-like reclaimed slate or matched clay pantile costs more than a modern equivalent.
FACTOR 05Height and pitchA three-storey front elevation or a steep pitch needs more scaffold and safety equipment than a bungalow or a low back extension.
FACTOR 06What we find underneathSometimes lifting a few tiles shows rotten battens or perished felt. We stop, photograph it and talk it through with you before doing anything extra.

06Repair or replace, and why the quote is fixed

Most roofs we look at need a repair, not a new roof. If a small repair buys you ten years, we will not sell you a new roof. The tipping point is when the same roof keeps leaking in new places, the battens or felt underneath have failed across large areas, or you are patching more than about a fifth of it. At that stage, repairs become good money after bad and a reroof is the honest answer. Our roof replacement cost guide has the bands for that.

80–100

Years a natural slate covering can last, with clay pantile at 60 plus. The slate or tile is rarely the weak point; it is the nails, battens and felt that give up first, which is why a targeted repair so often works. Manufacturer service lives, general guidance

The other thing that protects you is a proper survey. A price given over the phone, without anyone looking at the roof, is a guess, and guesses tend to grow once the ladder is up. We survey for free, take photos so you can see what we saw, and send a fixed written quote within 24 hours. That quote is the price. If we find something unexpected once we start, we stop and show you before going any further.

The honest verdict

For most York homes, a roof repair costs far less than people fear. Get it looked at early, while it is still a few slipped slates and not a wet ceiling and rotten battens.

07Questions we hear every week

How much does it cost to fix a leaking roof?
It depends on what is letting the water in. Most leaks in York come down to a slipped slate, a cracked pantile or tired flashing, which sits in the small repairs band of £150 to £350 plus VAT. A failed valley or a longer run of flashing is more like £400 to £900. If it is pouring in tonight, a temporary make-safe is £180 to £350.
How much does a slipped roof tile repair cost?
A few slipped slates or a couple of broken pantiles fall in our small repairs band of £150 to £350 plus VAT. Where in that band you land comes down to access, the type of tile and whether we can match it. We do not price per tile, because the time is in getting up there safely, not the tile itself.
How much does roof felt replacement cost?
Felt sits under the tiles, so replacing it means stripping the roof and relaying it. That is a reroof, not a repair. Our roof replacement cost guide has the full bands, starting at £3,000 to £5,500 for a mid-terrace in York.
Is it worth repairing an old roof?
Often, yes. If the covering is sound and the problem is local, a repair in the low hundreds can buy you ten years or more. It stops being worth it when the same roof keeps leaking in new places, the battens or felt have failed, or you are patching more than about a fifth of it.
