Conservatory roof questions

How much does a conservatory roof conversion cost in York?
Indicative price bands run from £4,500 for a lean-to up to £9,500 for a large Edwardian. The price varies with the existing frame condition, the roof system chosen, glazing options and access. The survey is free and the quote is fixed in writing within 24 hours.
How long does a conservatory roof conversion take?
Most conversions take three to seven working days on site, weather permitting. A lean-to is the quickest; a larger Edwardian with internal plastering takes the full week. The conservatory is weather-tight at the end of every working day.
Do I need planning permission or building control?
Most conversions sit within permitted development and do not need planning permission. Building control approval is required because the roof becomes a thermal element of the home. We arrange building control sign-off on every conversion and include it in the quoted price.
Will the existing frame be strong enough?
The lightweight tiled warm-roof systems we install weigh roughly the same as a polycarbonate roof, so most existing UPVC frames support them without reinforcement. We check the frame, footing and base wall at the free survey and tell you on the day if any structural work is needed.
Will I lose light from a tiled roof?
Some, yes. The trade-off is a warmer, quieter, year-round room rather than a sun-trap that's only usable for half the year. Roof lanterns and Velux roof windows are commonly added to bring direct daylight back. We talk through the light versus warmth balance at the survey.
Will it make the room warmer in winter?
Yes, substantially. Warm-roof systems carry a U-value of around 0.18 W/m²K, similar to a modern house roof. With insulated plasterboard inside and the existing radiator left in place, a converted conservatory becomes usable year-round.
Do you guarantee the work?
Yes. Twenty-year workmanship guarantee on every conversion, plus the relevant manufacturer guarantee on the chosen tile system (typically forty years on Tapco, twenty-five years on Metrotile). Written terms are issued with the quote.
