How much does chimney repointing cost in York?
A single stack chimney repointing in NHL or matching mortar typically runs £450 to £750 including scaffold. A tall or twin stack runs £700 to £1,200. Cement repointing on a conservation chimney shouldn’t be done at any price, so we don’t offer it as a cheaper alternative. Final price fixed after free survey.
My chimney is leaning, does it need taking down?
Possibly. A small lean often just needs the top courses rebuilding and the stack tied back to the gable. A significant lean (more than 10mm out of plumb over a half-metre) usually means full takedown to a sound bed course and rebuild. We assess and tell you on the day.
What’s a lead tray and do I need one?
A lead tray is a horizontal lead sheet built into a brick course of the chimney, sloped to drain to the front, that catches and diverts any water that gets past the flashing. It’s a belt-and-braces detail on tall or exposed chimneys. We install lead trays as part of a rebuild or where requested as a remediation.
Do you remove unused chimney stacks?
Yes. Removal below roof line, weather-cap the flue from inside, slate or tile over the resulting hole, internal flue capped. We always recommend leaving the breast intact unless there’s a structural reason to remove it because removing internal chimney breasts changes the structural load path.
Do you install chimney cowls and pots?
Yes. Bird guards, anti-downdraught cowls, rain caps and traditional clay pots. Fitted from scaffold to existing stacks, or built into new flaunching as part of a rebuild. We don’t fit silicone-bedded modern pots on listed buildings. They need mortar haunching.
Can you do chimney repairs on listed buildings?
Yes. Most central York chimney work is on listed or conservation-area properties. We use NHL hydraulic lime mortar matched to the original, sand-cast lead where the conservation officer requires it, and handle listed building consent applications where the work is material.
How long does chimney work take?
Repointing: 1 to 2 days on site. Rebuild of top 5 courses: 2 to 3 days. Full rebuild from stack base: 4 to 6 days. Stack takedown and weather-cap: 1 to 2 days. Scaffold is up for the duration plus a day either side.
