New roof questions

How much does a new roof cost in York?
Indicative reroof prices in York run from £3,000 to £5,500 for a one-bed terrace up to £12,000 to £20,000 for a large detached, in concrete tile. A typical three-bed semi lands around £5,500 to £9,000. Clay tile adds about 20 percent and natural slate about 60 percent. The figure is a rough guide, with the final fixed price confirmed at a free survey.
How long does it take to replace a roof?
A standard semi or terraced house takes 4 to 8 working days, depending on size and weather. Larger detached properties run 8 to 14 days. Scaffold is typically up for about two weeks. The roof is weather-tight at the end of every working day.
How long does a new roof last?
It depends on the covering. Natural Welsh slate lasts 80 to 100 years or more, clay pantile 60 years or more, and concrete tile 40 to 60 years. Sound underlay, battens and leadwork protect that lifespan, which is why we renew all three on every reroof.
Does a new roof add value to your home?
Yes. A new roof reassures buyers and surveyors, lifts kerb appeal, and removes a common point of negotiation at sale. Fitted with insulation it can also cut heat loss. On period and conservation homes, a correct slate or pantile reroof protects the property's character and value.
Do you need building regs for a new roof?
Often, yes. A like-for-like recovering on an unlisted home is usually permitted development and needs no planning permission, but building control applies once more than about a quarter of the roof is stripped or insulation is added. Listed buildings and conservation areas may need listed building consent or planning permission. We check at the survey and handle any application.
Should I stay home during a roof replacement?
You can stay. The house remains habitable throughout. Expect noise during stripping for a day or two, some dust during loft work, and a skip outside for the duration. Most customers stay in and barely notice the back rooms.
What guarantee do you give and what is included?
Every reroof carries a twenty-year written workmanship guarantee, plus the manufacturer's covering warranty, typically 30 years on concrete and 50 years or more on natural slate. The quote includes strip-out and skip, new battens and breathable underlay, new covering, fresh lead at chimneys and valleys, ridge and verge, building control sign-off where needed, and scaffold. No surprise extras.
Can you get a grant for a new roof in the UK?
There is no general grant for reroofing a private home. Some households qualify for help with insulation under ECO4, and a Disabled Facilities Grant can sometimes cover essential repairs, both through your local council. Be wary of cold callers offering a free roof, the genuine routes run through City of York Council, not a knock at the door.
