The material

Concrete tile is the modern workhorse, the sensible value on a 1960s to 1990s estate.

A pressed concrete tile lasts 40 to 60 years and sits at the base price, the covering the reroof bands are measured against. Clay pantile adds about 20 per cent and natural slate about 60.

It is heavier than slate, about 40 to 50 kilograms per square metre against slate's 25 to 30, so a structure built for slate cannot simply take concrete without the timbers being checked. On a modern estate already built in concrete, none of that is an issue and it is usually the sensible call.

Best on a modern estate: 1960s to 1990s houses already built in concrete, where matching a period street is not the issue. It is the sensible value, 40 to 60 years of roof at the base price, and the covering the other reroof bands are measured against.

Against it

Not the covering for a period or conservation roof. It is heavier than slate, so the timbers get checked on a change of covering, it fades and grows moss sooner than fired clay, and on a visible conservation slope officers rarely accept it. Where the street is slate or clay, one of those is the better call.

Rarely on visible slopes. Conservation officers usually ask for like-for-like clay or slate on street-facing elevations, and can ask for concrete to come back off. On a modern estate outside a conservation area, concrete tile is the sensible value.

Do concrete tiles fade?
