What a conservatory roof really costs in York

02What moves the price

Two conservatories with the same footprint can be a thousand pounds apart. Six things do most of the moving:

FACTOR 01Frame conditionSound frames carry a new roof without fuss. Failing frames mean a new roof is money in the wrong place, and we will say so.
FACTOR 02The roof systemPolycarbonate is cheapest, glass sits in the middle, a tiled warm roof costs the most and changes the room the most.
FACTOR 03Glazing specSelf-cleaning, solar-control units cost more than standard sealed units, and earn it on south-facing rooms.

03Tiled, glass or polycarbonate

The three systems solve different problems, and the cheapest one solves none of them. Polycarbonate is the roof most people are replacing, not choosing. New polycarbonate runs hot in July and cold in January and lasts 10 to 15 years. Glass units manage 20 or more and behave far better with solar-control coatings. A tiled warm roof turns the conservatory into a room and outlives them both at 40 plus years.

04When you should not replace the roof

Some conservatories do not need us. If the frames are sound and the roof is simply grubby, a clean and re-seal costs a few hundred pounds, not several thousand. If the polycarbonate is under ten years old and intact, new end caps and a service may be all it needs.

05Planning permission and building control

Most conservatory roof replacements in York are permitted development, so no planning application is needed. The exceptions matter locally: York has 35 conservation areas, and listed buildings play by different rules entirely. Building control is separate from planning and does apply when a translucent roof becomes a solid one. We handle the sign off as part of the job.

06Questions we hear every week

Is a solid roof or a glass roof cheaper?
Glass usually comes in 15 to 25 percent below a tiled solid roof on the same footprint. It loses on insulation: a warm roof keeps the room usable in January.
How long does a replacement take?
Three to five days on site for most conversions, weather allowing. Larger spans with structural work can run to a week or a little beyond.
Will my frames take a tiled roof?
Only a structural check can say for certain, which is part of our free survey. Lightweight tile systems weigh a fraction of natural slate, and a ring beam spreads the load where frames need help.
Do I need planning permission?
Usually not: permitted development covers most replacements. Conservation areas and listed buildings are the exceptions, and building control applies whenever a translucent roof becomes solid.
