What a new roof really costs in York

03Repair or replace
A full reroof is not always the answer, and we will tell you when it is not. If the covering is sound and the trouble is a few slipped tiles or a tired flashing, a repair in the low hundreds buys you years. The tipping point is when the same roof keeps leaking somewhere new, the battens or felt underneath have failed, or you are patching more than about a fifth of it. At that stage repairs become good money chasing bad.

04What a proper reroof includes
A reroof worth paying for is more than new tiles. When we quote a full roof replacement the price carries the strip-out and disposal, a modern breathable membrane, new treated battens, the covering you chose, fresh ridge and verge, and all the leadwork around chimneys and valleys. It also carries our 20 year workmanship guarantee in writing, on top of the manufacturer's warranty on the tiles.
Beware a quote that is much cheaper than the rest. The saving is almost always the membrane, the battens or the leadwork, the parts you cannot see and the parts that fail first.
05Timing, disruption and planning
Most reroofs take three to five days on site, weather allowing, with a larger or more complex roof running to a week or beyond. A standard like-for-like reroof does not need planning permission, and building control only comes into scope if you change the roof structure or cover more than a quarter of it with a different, heavier material. We handle any sign-off as part of the job. Autumn and winter are quieter for booking, so a job planned now often starts sooner than one left until spring.
