When the felt goes, the fix is a new covering, and the price depends almost entirely on which one you choose and how big the roof is. 02Felt, EPDM or GRP
Three coverings do almost all garage roofs, and they are not the same job. Felt and torch-on are the cheapest to fit and the quickest to fail, which is why a felt roof is usually the one being replaced rather than chosen. EPDM rubber is the covering we fit most on garages: a single seamless sheet with no torch on the roof, no laps to split, and a service life measured in decades. GRP fibreglass is the hardest wearing of the three and copes with foot traffic and ladders, which suits a garage roof that doubles as a balcony or storage, but it costs the most and needs dry weather to cure. 04Single versus double garage
Size is the biggest single lever on the figure, and it is why we price by the square metre as well as by the roof. A typical single garage roof sits around ten square metres, which is where the £600 to £1,000 EPDM band comes from. A double garage is broadly double the area, so it lands higher, and a roof with parapets, a lantern or an awkward junction against the house climbs from there. 05Repair or replace
A new covering is not always the answer, and we will tell you when it is not. If the felt is sound and the trouble is one split, a lifted edge or a tired outlet, a repair in the low hundreds buys you a season or two. The tipping point is when the felt is blistered or cracked across the whole roof, water has got into the deck and left it soft, or you are patching the same roof every winter. At that stage a repair is good money chasing bad, and a fresh EPDM or GRP roof is the honest call.
Beware a garage quote that only prices the covering. If it does not mention the deck, the trims or the disposal, those are the parts that get skipped, and they are the parts that leak.
