The material

EPDM is a single sheet of synthetic rubber, laid in one piece over a flat roof, with no seams to lift or joints to split.

The single biggest cause of flat roof leaks is failed seams, and EPDM has almost none, so there is little to go wrong. On a York garage or extension it lasts 25 to 40 years and carries our 20-year written guarantee on top of the membrane warranty.

Rubber flexes with heat and cold instead of going brittle and splitting the way old felt does. It wants a flat or low pitch and only light foot traffic, which is why it belongs on garages, single-storey extensions, dormers and porches rather than a roof you will walk on daily.

A flat roof is only as good as the deck beneath it.

EPDM is only as good as the boards under it. A soft deck is re-boarded first, then swept clean and dry so the single sheet bonds for good. Most of ours goes on garage and extension roofs across York, Tadcaster and Wetherby, part of our flat roof services.

Is EPDM right for your roof?

For it

Best for flat and low-pitch roofs: garages, single-storey extensions, dormers, porches and bay tops. Anywhere a tiled roof will not sit and the roof is barely walked on. One sheet with almost no joints, 25 to 40 years of life at a price that competes with felt.

Against it

Not the pick for steep or busy roofs. Steep pitches want tile or slate, and balconies, terraces or any surface in daily use suit GRP fibreglass better. It is also only as good as the deck: a soft deck has to be re-boarded first, which adds to the price.

When a patch beats a recover

Where a failure is localised and the rest of the sheet is sound, a patch bonds to the existing EPDM with glue and seam tape. We are honest at the survey about when a repair makes sense and when a full recover is the better spend.

Light foot traffic for maintenance is fine, but EPDM is not meant for regular use as a walkway or balcony. For a flat roof you will walk on often, GRP fibreglass is the better material.

Is EPDM better than felt?
EPDM is a single rubber sheet with no joints, lasts 25 to 40 years against felt's 15 to 25, and needs far less maintenance. Felt is cheaper up front and still sensible for a shed or a tight budget, but on a garage or extension you mean to keep, EPDM is the better value over its life.
How long does an EPDM roof last?
25 to 40 years when the deck is sound and the sheet is bonded and dressed properly. The membrane usually outlives the deck beneath it. We back ours with a 20-year manufacturer warranty and a 20-year written workmanship guarantee.
