How much does a lead flat roof cost in York?
Per square metre, code 6 sheet lead on a residential flat roof runs £220 to £290 installed including substrate. Porches of 4 to 6m² are usually £1,200 to £1,700 inclusive. Dormers are job-specific because of the upstand to the main roof. Sand-cast specification on listed buildings adds 25 to 35 per cent. What's the difference between a lead flat roof and EPDM or GRP?
Lead is a hand-dressed metal sheet roof, lasts 60 to 100+ years, doesn't rely on adhesion, and is the appropriate spec for listed and conservation-area buildings. EPDM rubber lasts 25 to 40 years and is cheaper. GRP fibreglass lasts 20 to 30 years on average. Lead costs more upfront and lasts the longest by a wide margin. On a listed building it's usually the only acceptable option.
What code of lead should a flat roof be?
Code 6 is the residential standard, 2.65mm thick. Code 7 (3.15mm) on listed buildings and where there's foot traffic or unusual exposure. Code 5 is sometimes used on very small porch roofs but we'd default to code 6 because the cost difference is marginal and the life expectancy is significantly longer.
How are the lead sheets joined?
Welted laps and hollow rolls. Each sheet is no longer than 2m in length and 600mm wide where possible. The end joints are welted, the side joints are hollow rolls dressed over a treated timber roll. No solder, no silicone, no mastic in the joints of a properly built lead flat roof.
Do you do lead flat roofs on listed buildings?
Yes. Most of our lead flat roof work is on listed and conservation-area buildings in central York where lead is the only acceptable material per listing conditions. We use sand-cast lead where the listing requires it and milled lead where it doesn't.
Will the roof structure carry the weight of lead?
Code 6 lead weighs about 30 kg/m². Most timber flat-roof structures support it without modification. We check the joist size and span at the survey. If reinforcement is needed, we say so and price it. We don't quietly lay lead over a structure that can't carry it.
How long does a lead flat roof take to install?
A small 4 to 6m² porch is two to three working days including substrate, lead and the apron flashing to the wall. A standard 10 to 15m² lead flat roof on a listed building is four to five days. Larger or unusual jobs are quoted with a day-by-day schedule.
