How much does chimney flashing cost in York?

What code of lead should be used on a chimney?
Code 4 for stepped flashings, code 5 for the back-gutter behind the stack, code 5 or code 6 if the stack is tall and exposed. Code 3 is too thin for a vertical or stepped detail on a brick or stone chimney and shouldn't appear on a chimney flashing job.
What's a back-gutter and do I need one?
A back-gutter is the strip of lead that sits behind the chimney where the roof slopes down towards it. It catches the water shed by the roof above and diverts it around the stack. If your chimney is mid-slope or has roof above it, a back-gutter is essential. Most chimney leaks in York are failed back-gutters, not failed step flashings.
Can you do chimney flashing on a listed building?

How long does chimney flashing take?
A single stack typically takes one day on site, occasionally two if the chase needs cutting back and re-pointing or if the stack itself needs minor brickwork. Scaffold goes up the day before and comes down the day after.
Do I need scaffold for chimney flashing?
Almost always. A single stack on a bungalow can sometimes be done from a roof ladder, but anything on a two-storey house or above needs proper scaffold. We arrange and include scaffold in the quote, never as an extra.
How long will new chimney flashing last?
Code 4 or code 5 lead, properly dressed and pointed, typically lasts 60 to 100 years. The lead outlives the mortar pointing, which usually needs renewing every 30 to 40 years on an exposed stack. Mortar is included in the quote where it needs renewing.
