Flat Roof Repairs

A leaking flat roof needs sorting quickly. Left untreated, water gets into the roof structure and causes problems that are far more expensive to fix.

We repair all types of flat roofs including EPDM rubber, GRP fibreglass, and mineral felt. Whether it's a split seam, a failed flashing, or a section that's blistered or cracked, we'll find the cause and fix it properly.

Flat Roof Replacement

If your flat roof is old, keeps leaking, or is beyond repair, a full replacement is usually the better option in the long run.

We strip back to the deck, check and replace any damaged timber, and put down a brand-new system built to last. Most modern flat roof materials come with manufacturer warranties of 20 years or more.

Materials We Use

We'll help you choose the perfect roofing material for your York property, considering both practical requirements and visual appeal.

EPDM Rubber Roofing

GRP Fibreglass Roofing

Mineral Felt Roofing

A rubber membrane that handles the UK climate well. It's flexible, seamless, and needs very little maintenance.

A rigid fibreglass system that resists cracking, ponding water, and foot traffic. A good choice if the roof gets walked on regularly.

A solid, budget-friendly option for smaller flat roofs and outbuildings. Modern high-performance felt is a big improvement on the older torch-on systems.

Frequently asked questions

How long does a flat roof last?

It depends on the material. EPDM rubber roofs can last 50 years or more. GRP fibreglass typically lasts 25 to 30 years. Modern mineral felt lasts around 15 to 20 years. Older torch-on felt roofs often need replacing after 10 to 15 years.

What is the best material for a flat roof in the UK?

EPDM rubber is a strong choice for most flat roofs. It handles the freeze-thaw cycles we get in Yorkshire, needs very little upkeep, and lasts a long time. GRP is better where you need a harder surface or the roof gets walked on.

Can a flat roof be repaired rather than replaced?

Often yes, if the damage is in one area and the deck underneath is still sound. We'll always have a look and tell you honestly whether a repair will do the job. If a large portion of the roof is failing, replacement usually works out cheaper over time.

Can you repair a flat roof in winter?

Most of the time, yes. EPDM and GRP repairs can be done year-round as long as it's dry. Mineral felt work needs warmer temperatures to bond properly. We'll let you know upfront if conditions aren't suitable.

How much does a flat roof replacement cost?

It depends on the size of the roof, the material, and how easy it is to access. We offer free quotes after visiting the property so you get an accurate price for your job. Get in touch to arrange a no-obligation survey.

Does a flat roof devalue a house?

A neglected flat roof can put buyers and mortgage lenders off. A recently replaced roof with a long-term warranty is a different story, it removes a potential concern and gives buyers one less thing to worry about.
