How much does a full UPVC roofline cost in York?
A typical semi (around 20 linear metres of fascia and soffit, 22 metres of gutter) lands £2,200 to £3,400 inclusive of scaffold, materials and labour. Larger detached properties (30+ metres) £3,400 to £5,200. Premium colours (anthracite, oak woodgrain) add roughly 10 per cent. Final price fixed after free survey.
Do you wrap existing fascias or replace them?
We replace as standard. Wrapping (capping board over existing timber) is cheaper short term but the timber underneath continues to rot if it's already started. We strip back to a sound substrate, replace any rotten timber with treated softwood, and fit new UPVC fascia and soffit on top. Wrap is available where the existing timber is genuinely sound and the homeowner wants a budget option.
What colours and styles are available?
Standard white UPVC, anthracite grey, rosewood and oak woodgrain finishes. Square or ogee gutter profile in 112mm or 117mm. Half-round in 112mm. Round, square or rectangular downpipes. Cast-iron-effect for conservation areas. Samples shown at the survey.
Do you do cast iron guttering on listed buildings?
Yes. Genuine cast iron is required by some conservation officers on listed buildings. We source and fit ARP, Hargreaves or similar cast-iron systems with proper bracket spacing. Significantly more expensive than UPVC but appropriate for the listing.
Will you fix a leaking gutter without replacing the whole roofline?
Yes. Localised gutter repairs, joint re-seals, bracket replacements, downpipe blockages cleared, leaf guards fitted. Smaller jobs typically £80 to £250.
How long does a full roofline replacement take?
A typical semi is 3 to 5 working days. Detached properties 5 to 8 days. Scaffold up for the duration. Gutters disconnected and reconnected the same day so the rain-shedding is never interrupted overnight.
Do you guarantee the work?
Twenty-year workmanship guarantee in writing. Manufacturer warranty on the UPVC (typically 10 years on Eurocell, 15 years on premium ranges). Both issued with the final invoice.
